A cool marine layer is hugging the shoreline this morning, though things will warm up fast once the pier lawn gets rolling at ten. Grab your coffee and take your time easing into Saturday.

The Lead

The Planning Commission moved this week to lower the barrier for smaller footprints, voting 3–2 to recommend slashing mandatory minimum residential dwelling sizes across all residential zones to 500 square feet. Under the proposed update to the city's Housing Element regulations, the new baseline replaces existing floors of 1,200 square feet in low-density neighborhoods and 950 square feet in medium- and high-density districts. Surfside properties would also see tailored minimums established at 500 square feet for primary dwellings, 400 square feet for accessory dwelling units, and 150 square feet for junior units. Backers designed the smaller requirements to clear the way for studio and one-bedroom builds that remain financially reachable for singles and retirees. Dissenting commissioners raised concerns over whether easing size minimums could inadvertently encourage taller builds or neighborhood crowding. The revised code language now advances to the City Council for public hearings and final consideration.
