724 Affordable Homes Planned Along the South Dade Transitway

Miami, FL · October 13, 2026

Morning light is breaking clean across the water as arena crews prepare downtown for tonight’s tour kickoff. Savor that gentle breeze early before midday warmth nudges everyone back toward the shade.

The Lead

Miami-Dade County planners have cleared the path to replace roughly 12 acres of asphalt parking and vehicle maintenance yards behind the South Dade Government Center with 724 income-restricted apartments. Situated along Southwest 211th Street in Cutler Bay, the parcel sits directly within the county’s Rapid Transit Zone alongside the South Dade Transitway.

The development will roll out in two four-building phases, each rising eight stories. Beyond adding desperately needed workforce housing beside dedicated bus rapid transit lanes, the blueprint features open green space, community courtyards, and a newly constructed public boardwalk along the Black Creek Canal.

County zoning staff officially endorsed the site plan, pointing to the property as an underused suburban expanse primed for transit-oriented density. The Regulatory and Economic Resources Department now takes over administrative site review before construction staging can get underway.
