Downtown Nickel Plate District Clears Path for 62 New Homes

Fishers, IN · October 8, 2026

A brisk morning chill gives way to pure autumn warmth this afternoon, just in time for the opening evening of the fall festival season down the road. Grab your light layers early before the sun takes over.

The Lead

The long-delayed Maple Del housing development in the downtown Nickel Plate District cleared its final major hurdle this week. The Fishers Redevelopment Commission voted unanimously to assign the project agreement to David Weekley Homes, setting up construction for 54 for-sale townhomes and eight single-family houses along 116th Street.

First conceived before 2020 as an apartment concept, the parcel underwent multiple redesigns before the city committed to owner-occupied housing. Economic development director Megan Baumgartner told commissioners the project is finally on the "one-yard line," with architectural approvals in place and building permits largely secured. Three-story townhomes will sit alongside detached residences to buffer neighborhood traffic from headlights. A final municipal sewer agreement remains the last administrative step before excavators roll onto the site.
